On Wednesday, October 14, we found out firsthand.

Den Norske Klubben Costa Blanca, in L’Alfàs del Pi, opened its doors to us for a morning of coffee, croissants, and conversation. For two hours, David and Lucía explained what Valysia is, how we work, and why we believe owning a home in Spain can be much simpler than it seems. More than a sales pitch, it was what we wanted it to be: honest and useful information, in Norwegian, for people investing significant money far from home.

Spain is not worse than Norway. It’s different.

We started with what generates the most doubts: buying in Spain compared to Norway. In Norway, everything is signed in minutes with BankID. Here, there’s a notary, an earnest money contract, a property registry extract (Nota Simple), and the Property Registry. It’s slower, yes, but the notary checks everything before you sign, and that provides a legal security that many people are unaware of.

We reviewed the process step-by-step, from the NIE to handing over the keys, and put real numbers on the table. For example, since June 1, 2026, the transfer tax (ITP) for second-hand homes in the Valencian Community has dropped from 10% to 9%. We also shared the five most common mistakes we see: not checking for outstanding IBI or community debts, unlegalized extensions, rushing to sign the earnest money contract, forgetting Form 210 every year, and buying to rent without checking if the community allows it.

There was also good news for Norwegians: as Norway is part of the European Economic Area, those who rent out their homes pay 19% tax (not 24%) and can deduct rental expenses.

Sell well, rent wisely

Many attendees already own a home on the Costa Blanca, so we dedicated a section to selling: pricing strategy from day one, professional photography and home staging, documentation reviewed before listing, and the taxes a non-resident pays when selling. With a clear message: you can sell perfectly well from Norway if a trusted person handles everything here.

We also discussed rentals and recent legal changes: since April 2025, a new tourist apartment in a building requires approval from 3/5 of the owners, the Valencian Community has tightened controls, and the tourist license is not automatically transferred to the buyer. This is precisely what you need to know before buying with the intention of renting.

Your home, cared for while you’re in Norway

One of the topics that generated the most interest was Valysia Property Care. It offers the peace of mind of knowing that someone checks your home, ventilates it, collects mail, checks for dampness, and sends you photos after each visit. Plans start at €49 per month, and we also offer key holding for emergencies.

The same applies to renovations: our collaborating team carries out the work, and we monitor the progress on-site and keep you informed with photos. This way, you don’t have to fly over to check on things.

After coffee, the novelty: CO-ONE

After the break came the part that generated the most questions. We started from a reality many in the room know well: a holiday home is usually empty more than 80% of the year, but the owner pays 100% of the purchase and all expenses.

CO-ONE is our answer. Five families share a new-build luxury home, each with 20%. Each family enjoys 10 weeks a year, distributed across all seasons through a fair draw on the Valysia app, and pays only one-fifth of the purchase price and expenses. The property is registered under a Norwegian company (AS) in which the families are shareholders, with clear bylaws on inheritance and sale of shares. Valysia handles all practical matters (invoices, cleaning between stays, community meetings, maintenance) for €50 per month per family.

We showcased available properties on the Costa Blanca, such as Serpentine Residences in Sierra Cortina or an apartment on the 44th floor of Intempo in Benidorm, with shares starting from €121,000. And we presented the full calculation, with no hidden fees: according to our estimates, even without accounting for any appreciation, co-owning a villa for 10 years costs approximately half of what it would cost to rent an equivalent property for the same number of weeks.

Thank you, Den Norske Klubben

What would a room full of Norwegians living, vacationing, or dreaming of a home on the Costa Blanca ask?
